You can have an agreement with the Thai national stating they own a 49 percent interest of the property you're purchasing, but you won't have your name on the title deed. Legally, only your friend has it.

This is why many foreigners opt for the spouse option over the friend option. Even with its foreign property buyer restrictions, Koh Samui is a relatively welcoming place for them.
