How are properties selected for listing?

Conrad Properties does not list every project or property submitted to us. Listings are limited to developers and owners with an established, reliable track record in the Koh Samui market. Each submission is reviewed using the information supplied — including title documentation, photographs, and floor plans — before a decision is made on whether to proceed.

When does the title and legal check happen?

A full legal and title review takes place as part of the due diligence process once a buyer proceeds with a specific property, typically carried out by an independent lawyer. This is separate from Conrad Properties' own listing criteria, which are based on developer and owner track record rather than a pre-listing legal audit.

Why would a property not be listed?

Properties are not listed where a developer has a poor track record, a history of delivery delays, or where pricing is not considered realistic for the local market. This is a judgement made using Conrad Properties' knowledge of the Koh Samui market rather than a fixed checklist.

Does Conrad Properties provide legal guarantees?

Conrad Properties does not provide legal guarantees on any transaction. After an initial consultation with a specialist in our office, buyers are talked through the purchase process and introduced to independent, English-speaking real estate lawyers experienced in guiding foreign buyers through Thai property transactions.

Why does the choice of lawyer matter?

Not every lawyer in Thailand specialises in real estate transactions, and general practice lawyers may not be familiar with the specific risks involved in foreign property purchases, such as nominee structures, leasehold terms, or title issues on off-plan developments.
